One of Houston’s first planned communities, The Heights originally existed as its own city before being annexed in 1918. Its vintage vibe, midcentury and craftsman buildings, and colorful independent businesses make it a beloved place to live and visit. Once considered an affordable Houston neighborhood, The Heights homes are now among the priciest in the region.
With its elevation of 23 feet above Downtown Houston, lush vegetation, and mature trees, The Heights feels like a sort of refuge from the city. Even more, a self-contained refuge with plenty of green space, bike paths, amazing restaurants, and a variety of shops. There is often little reason to venture outside this small piece of Houston paradise.
Should you need to venture out however, The Heights is ideally situated close to downtown, Medical Center, Inner Loop, and Galleria, as well as major highways. It is bounded by Loop 610 to the north, I-45 to the east, and I-10 to the south. Its primary roads including Main Street, Shepherd Drive, and Heights Boulevard, make it very easy to get around. Though a car may not even be necessary, as The Heights is amongst Houston’s most walkable neighborhoods.
The Heights real estate market is one of the best performing in the last several years. No doubt much of it is due to its beautiful collection of modern and historic custom homes. Though many of the original homes are gone, they’ve been replaced with equally or more impressive new homes. Meanwhile, the remaining originals stand as well-preserved emblems of a cherished past. Notably, Houston Heights is one of a few neighborhoods with a large collection of original Victorian architecture.
Homes for sale in The Heights are generally very spacious. While most include two to three bedrooms, a good portion feature four or more. Home sizes vary considerably from a modest 1,200 square feet to over 4,500 square feet. The least expensive units are condos and townhomes, some of which are priced under $200,000. Most single family homes sell for $400,000 and above.
